An in home consultation can be the essential step to prepare a home for listing. During a consultation we discuss goals, assess the property, address any areas of concern, and do a room by room evaluation with suggestions on how to best stage and prepare the home for great photos and listing so potential buyers will see it in the best condition possible. For do-it-yourselfers, a consultation may be all that's necessary, or it may help determine if any further staging services are needed.
If it is decided, after the consultation, that more staging services are needed, here is a list of the services I provide:
- 2 to 2-1/2 hr. spruce up $ 250
- half day staging (4-5 hours) $ 500-800
- full day staging (6-8 hours) $ 850-1,000
- shopping for you $ 75 hr.
*I will stage the home using the homeowners' furnishings when/where possible, but it may be suggested that a few small items be purchased to help update and refresh the home if needed.
It is necessary to preview a vacant home prior to staging in order to discuss exact staging needs, take photos and measurements, and to determine what furnishings will be needed so I can begin the perfect design for staging your home.
Vacant home staging involves staging the key areas of the home to create a great first impression for potential buyers, both through online photos and in person! When potential buyers see the home, we want them to feel like this is the one!
My staging packages cover the design plan, inventory selection, packing, delivery, staging, inventory rental (see Vacant Staging Process below) & de-staging (inventory pickup).
Service Fee: Determined by size, location, & price point.

This process begins with de-personalizing and de-cluttering the space. Once that has been done, the homeowners' furnishings and accessories will be re-positioned, relocated, or removed to define spaces in the home that create a warm and inviting feeling for potential buyers. A few recommendations may be made to purchase some accessories that will update and refresh the home, making a big difference in the transformation, and producing beautiful photos for your listing.
