Occupied Home Staging Consultation
$250
An in home consultation is an essential step to prepare a home for listing. During our time we discuss goals, assess the property, address any areas of concern, and do a room by room evaluation with a staging report with suggestions of how to prepare the home for great listing photos and showings so potential buyers will see it in the best condition possible. For some sellers this may be all that's necessary, or it may help determine if any further staging services are needed.
Occupied Home Staging Services
If it is decided, after the consultation, that more staging services are needed, here is a list of the services I provide:
- 2 to 2-1/2 hr. spruce up $ 250
- half day staging (4-5 hours) $ 500-800
- full day staging (6-8 hours) $ 850-1,000
- shopping for you $ 75 hr.
*I will stage the home using the homeowners' furnishings when/where possible, but it may be suggested that a few small items be purchased to help update and refresh the home if needed.

It is necessary to preview a vacant home prior to staging in order to discuss exact staging needs, take photos and measurements, and to determine what furnishings will be needed so I can begin the perfect design for staging your home.
Vacant Staging Services
Vacant home staging is about making a lasting first impression. We stage key areas of the home to create an emotional connection for buyers, helping them envision the home as their future place. Staged homes not only capture attention in online photos but also stand out during in-person showings.
Package includes:
Design plan, inventory selection, packing & loading, delivery & staging, de-staging & inventory
Service Fee: Customized by size of the home, location, price point, and inventory required.
Design or Redesign Services
If you are ready to redesign or decorate your home, I'd love to help you. Together we can transform what you already have and love to make it fresh and new again, or we can start from scratch and give you a whole new look. The possibilities are endless and I want this to be a fun and exciting experience for you, making sure you love the place you call home!
The price of this service varies depending on the extent and involvement of the project, but is based on $100 hourly rate.
Holiday Decorating
If you love the holidays like I do, but you are too busy for all the decorating, I would love to help bring your home to life during the festive holiday seasons!

WHAT'S INCLUDED IN MY STAGING SERVICES
OCCUPIED HOME STAGING
OCCUPIED STAGING BEGINS WITH:
This process begins with de-personalizing and de-cluttering the space. Once that has been done, the homeowners' furnishings and accessories will be re-positioned, relocated, or removed to define spaces in the home that create a warm and inviting feeling for potential buyers. A few recommendations may be made to purchase some accessories that will update and refresh the home, making a big difference in the transformation, and producing beautiful photos for your listing.
Prior to staging day it is recommended that you complete the following:
- Pack away all unnecessary or unused items
- Clean all windows, indoors & out
- Have any necessary painting and/or repairs completed
- Have the home professionally cleaned
- Remove all artwork, but leave it out for possible use
VACANT HOME STAGING PROCESS
VACANT STAGING BEGINS WITH:
- A preview day will be scheduled to discuss the exact staging needs, take photos and measurements, and determine the perfect furnishings and accessories needed to stage the home.
- A Proposal will then be emailed to you within 24 hours that includes the fee for all staging services and the first 60 day inventory rental. (If the home is not closed on in the first 60 day period, a rental fee will be re-invoiced every 30-days thereafter until sold, or terminated by the client).
- An Agreement Contract will then be drafted & emailed. Once electronically signed and payment is received, your staging day will be set and I will begin preparing for the scheduled day.
- Staging Day will be a full day of transforming your home to be ready for beautiful photos and potential buyers!
- De-staging (move-out) A 5-day notice is required prior to closing to schedule the move out day. It is recommended that you keep the home fully staged until right before closing in case something falls through.

The standard package includes furniture, art and accessories for the following 5 areas:

* Extra rooms/areas may be added for an additional fee, or any room/area can be removed from the package for a lighter staging at the client's request
